1. Plan your budget realistically
Rent isn’t everything! Many first-time renters forget the so-called additional costs. The rule of thumb: your total rent (rent + operating costs + heating) should be no more than 30% to 40% of your net income.
What costs can I expect?
- Deposit: Usually 3 months’ gross rent (refunded when you move out, provided there is no damage).
- Broker commission: Austria recently introduced the “client pays” principle (Bestellerprinzip)! Whoever hires the broker (usually the landlord) has to pay them.
- Furniture & transfer fee (Ablöse): Kitchens, wardrobes or floors from the previous tenant often cost extra.
- Contract drafting fees: Check whether these are clearly communicated in advance.
2. What to look for at the viewing?
Ideally, bring a second person to the viewing – two pairs of eyes see more than one. Pay particular attention to:
- Noise & light: How bright is the flat? Is the street very loud with the window open?
- Heating system: Electric heating is often expensive. Gas or district heating is usually cheaper to run.
- Condition: Check the walls for mould spots (especially in corners and the bathroom) and test the water pressure.
3. Prepare the right documents
Especially in urban areas like Vienna, Graz or Linz, the housing market is highly competitive. To make a good first impression on the landlord, you should prepare a small application folder:
- Short cover letter (Who are you? Why do you want to move in?)
- Your last three payslips
- Copy of an official photo ID
- Optional: self-disclosure form or KSV credit report (creditworthiness)
4. Tenancy agreement: fixed-term or open-ended?
Read the tenancy agreement carefully. Fixed-term contracts usually run for 3 years (the statutory minimum in Austria). You are legally entitled to give notice after one year (with a 3-month notice period) – the landlord, on the other hand, is bound by the term.
Conclusion
Don’t let yourself get stressed. Take time to read the contracts and, if in doubt, view one more flat. If you’re well prepared, you’ll land your first dream flat too!
